1. CLUB HOUSE MEMBERSHIP - RULES & REGULATIONS:
    1. The Plot Owners shall be entitled to the Membership of the Clubhouse and the associated Recreational Facilities. However the Annual subscription fee currently fixed at Rs. 1800/- P.A. for Non-Resident Plot Owners and Rs. 2400/- for Resident Plot Owners is payable to FBD Clubs & Resorts for 5 years in advance.
    2. In the event the Plot Owners defaults in the payments of the above club subscription fees to M/s. FBD Clubs & Resorts, M/s. FBD Clubs & Resorts reserves the right to terminate the Membership of the Plot Owners until the same has been paid along with interest of 24% per annum. However if the plot owners defaults in paying these membership dues for a period exceeding 3 years, then their Membership shall be automatically terminated. In this case the concerned Plot Owner may at a later date apply to M/s Ferns Builders & Developers for a Fresh Membership subject to availability on paying the prevailing membership fees. The same has been currently been fixed at Rs. 50,000/-.
    3. If there is more than one Plot Owner, then the first Plot Owner shall be entitled to this Membership and shall be known as the Primary member. The spouse of the primary member & his/her children below 21 years of age shall be entitled to use clubhouse and swimming pool.
    4. The other Plot Owners if any, whose name is included in the sale deed may use the club facilities by becoming Ordinary Members. The prevailing Annual Fees for Ordinary Membership has been fixed at Rs. 4,000/- PA for family membership and Rs. 2,000/- for individual membership. and may be reviewed from time and time.
    5. In the event the Plot Owner does not reside in the house built on the subject property they own, then the Plot Owners may apply in writing to Ferns Builders & Developers to temporarily transfer his / her membership rights to the occupant of the subject property for the period of occupation. Subsequently the Plot Owner shall apply to the FBD Clubs & Resorts in writing to terminate this temporary membership on the occupant vacating the said property.
    6. In the event the Plot Owners retain their right to use the Club and Recreation facilities, the occupant may apply for ordinary membership of the club subject to availability as stipulated in the clause above. This Ordinary Membership stands automatically terminated on the occupant vacating the subject property.
    7. When and if the Plot Owners sells the subject property they shall transfer the membership of the club to the intending purchasers and intending purchasers shall become the primary members on payment of necessary transfer fees currently fixed at Rs. 5,000/- and which may be reviewed from time to time.
    8. The primary member shall be responsible for the conduct and liabilities of the ordinary member and shall make good any default in outstanding fees / bills/damages to the club house and equipment therein.
    9. The rules and regulation governing the club house may be modified by FBD Clubs & Resorts at their discrection.

      a) any form of coaching classes- Instructor fees to be collectively shared by all participants.

    2. GUEST FEES: These fees are payable for using the club, in addition to the utilization fees as stated previously.

        1. Daily Basics Rs. 10/- per head
        2. Weekly Basics Rs. 50/- per head
        3. Monthly Rs. 150/- not exceeding 3 month in a calendar year

      2. Non-resident Guest : Rs 25/- per head per Day.
